Located in a quiet cul de sac position within the popular area of Peverell, this lovingly maintained and extended mid terrace home offers unassuming and surprisingly spacious, neutrally decorated and carpeted accommodation throughout and is set over two levels. Approached from the front via steps and a pathway leading to a covered entrance and PVCu double glazed door into the Entrance Hallway; with stairs rising to the first floor and a doorway to the spacious Living Room; with a window to the front elevation, feature decorative fireplace, original chimney recess cupboard and wall mounted display unit, door giving access to the Dining Room. The Dining space offers a large area with a hard-wearing vinyl flooring which continues to the kitchen and sunroom. There is also an under-stairs storage cupboard housing the tumble dryer. The Kitchen is found in the rear tenement and is fitted with a matching range of base and wall mounted units in a light Shaker styling with square edge work surfaces over incorporating a circular stainless-steel sink with drainer, room for a free-standing gas cooker, wall mounted extractor fan over and space for free standing fridge freezer, plumbing for a washing machine and dishwasher. A window from the kitchen overlooks the rear garden and an obscurely glazed door opens to the patio area. A versatile Sun Room is found adjacent to the kitchen and is accessed from the kitchen and dining area, with a continuation of the flooring, a glazed PVC roof, obscurely glazed side panels and a door giving access to the rear. The family Bathroom is also found on the ground floor again with a continuation of the vinyl flooring and a four-piece suite comprising panelled bath, pedestal wash hand basin, a low level w.c, corner shower cubicle with a mains fed shower, half tiled walls to two sides and an obscurely glazed PVCu window.

The bedroom accommodation is found on the first floor with a good size landing leading off to three double bedrooms, the first of which is found to the front elevation with a large PVCu double glazed window offering glorious views of Plymouth Sound across to Mount Edgcumbe and Maker Church. The main bedroom offers an original fireplace, fitted cupboard housing the regularly serviced Baxi gas combination boiler (installed 2015) with a linen storage area and a sliding mirror fronted wardrobe offering hanging and shelving space. The second bedroom is again double in size with a PVCu double glazed window overlooking the rear elevation. In the rear extension over the kitchen area, a large double bedroom offers a quiet position with dual aspect windows to the side and rear elevations. The accommodation is completed with a useful Shower Room; comprising low level w.c, pedestal wash hand basin and a double shower cubicle with a wall mounted electric shower to one side. The property benefits from PVCu double glazing and gas central heating throughout.

Externally to the rear there is a good size patio area with a mature apple tree and plants in borders, a large level area laid to lawn leading to a further private patio area with space for a shed if desired. Newly fenced the property has a shared pathway to the side giving access to the service lane to the rear and side. To the front the property has an area laid to decorative plumb slate chippings providing useful off-road parking.

In summary the property offers a perfect first-time purchase or family home, located in a quiet cul de sac position just a short walk to bus routes, the amenities of Central Park, Hyde Park and Hyde Park and Compton CofE Primary Schools, meaning this property should appeal to a variety of purchasers and an early viewing is highly recommended to truly appreciate this home.

PEVERELL Two of the main roads are named Peverell Park Road and Weston Park Road. The area now consists mostly of Edwardian terraced houses. Peverell borders Central Park, often known as "the green lung" of Plymouth which is a very popular recreational area for, and is home to Plymouth Life Centre and Plymouth Argyle's Home Park football stadium. Primary schooling is provided by Montpelier and Hyde Park Primary School (whilst the Hyde Park area offers a popular shopping parade). Mutley Plain and Plymouth Station are considered to be within walking distance, by most. The Hyde Park Pub, on the periphery of Peverell, is a popular gastro/local pub. Peverell is seen by residents as a safe solid and central area with a good quality housing stock and few social problems. The terms on which the land was sold for development at the turn of the twentieth century stipulated that no licensed premises (pubs), should be built on the land, as the seller was a strict abstainer. This has resulted in the district having a residential atmosphere.

PLYMOUTH Plymouth is a city with one of the largest natural harbours in the world. To the north is the Dartmoor National Park extending to over 300 square miles which provides excellent recreational facilities. Plymouth itself has a population of well over 250,000 and has a full range of shopping, educational and sporting facilities. There is a mainline train service to London Paddington and to Penzance in Cornwall. Brittany Ferries operates seasonal services from Plymouth to France and northern Spain.
