Description
Located in a popular residential position close to popular St Edwards Primary School and local shops, this much improved Family home offers stylishly presented accommodation set across three levels with a spacious mezzanine split level Living Room to the rear.

The property itself is accessed from the front into a good sized fitted kitchen with a matching range of modern gloss fronted base and wall mounted units with square edged worksurface over and breakfast bar to one side. A window to the front floods light into the area and there is ample room for freestanding white goods and integrated oven, hob and extractor fan over.

Utilising some space 'borrowed' from the integral garage, a good-sized Dining Room to the side offers good space for dining furniture and is neutrally decorated.

Stairs from the Kitchen lower to a mezzanine floor offering a sizeable neutrally decorated and carpeted Living Space with two large windows to the rear and centrally located feature fireplace.

Further stairs lead down to show an internal hallway with door to the front, rooms off to the left and right and stairs leading down to the lower mezzanine. An external door also leads to the front.

A large Family Bathroom is well decorated providing a three-piece suite of panelled bath with shower over, low level WC and vanity style hand wash basin. The room is finished with tiled walling and flooring.
A double sized Bedroom is found adjacent and two further Double Bedrooms are found accessed on a fourth mezzanine floor from the hallway, both benefitting from built-in wardrobes and overlooking the rear gardens and patio.

Externally, to the front an off-road parking space leads to an up and over garage door with access to what once was the garage but is now a good sized storage space.

A Mediterranean terrace is found to the front, sunk into a void to the front accessed by an internal door and offering storage under the driveway and giving access to the side and rear of the property. A Southerly facing area bathed in sunlight in a most pleasing private position.

The rear garden boasts a large rear sun patio and lower area offering further areas in which to enjoy the sun and mature planted surrounds.

The property benefits from PVCu double glazing and gas central heating and its location and proximity to transport links in and out of the City mean a viewing is highly recommended to fully appreciate.

EGGBUCKLAND Prior to the Second World War Eggbuckland was a small village a few miles north of Plymouth. During the reconstruction of Plymouth many new suburbs were built and during the 1970s the areas in between and surrounding the old village were all developed. The development of the A38 just south of Eggbuckland in the 1980s lead to the area becoming very popular with commuters.

The present church of St Edward, was constructed in 1470. The village was held by the Royalist Cavaliers during the Civil War against the Parliamentarian Roundheads and was badly damaged. Widey Court was the headquarters of Prince Maurice during his siege of Plymouth, and was visited by the King.

During the 19th century the area was host to new Palmerston Forts built as part of a northern defence line around Plymouth. Known locally, for the provision of both primary and secondary schooling, such as; Eggbuckland Vale, Austin Farm, Widey Court and St Edwards Primary Schools, along with Eggbuckland Community College.
